How do I learn more about pricing and availability?

If you would like to learn more about the building we encourage you to book an appointment with the rental team. We will do our best to keep the website up to date with availability and lowest pricing.

What is included in the monthly rent?

46 Flora includes a host of amenities, including a rooftop terrace with outdoor seating and BBQs, gym, and best in class fob system for security and access control. We have teamed with Rogers and 1Valet to deliver a virtual concierge service. Internet is included in monthly rent. Residents will be responsible for all other utility costs associated with their unit including gas, Hydro, and Water. These services are separately submetered and residents will only pay for their own units usage.

What is the cost of renting a parking space and/ or storage locker?

Inquire for availability and pricing.

What do I need to provide to reserve a unit?

You will need to provide a completed application which includes personal and financial references, proof of income, photo id, and last month's rent deposit. A list of instructions and requirements will be provided upon booking an appointment.

What do the units look like?

All units include designer kitchens with caesarstone tops, stainless steel appliances with built-in microwave, stackable laundry system, quality hardwood style flooring, designer plumbing fixtures and two tone cabinets.

Are window treatments included?

Each unit includes roller window blinds. These may not be removed by the resident.

What is the required lease deposit?

There is a requirement to pay a deposit equal to the last month’s rent at the time of the rental application. These funds will only be deposited if and when the application is accepted.

Is there bicycle parking?

Yes, bike parking is available for $5/month.

Is there visitor parking?

Yes, there are visitor spots available.

Is the building smoke-free?

Yes, the building is smoke-free.

What appliances are included?

Fridge, stove, dishwasher, microwave, stacked washer and dryer.

Is the building pet friendly?

Yes.

How will garbage and recycling work?

The building has a garbage chute accessible on each floor. A recycling room is located on the main floor.

Are there barrier-free/accessible units?

The building has cameras in all public areas. There is an electronic fob access system allowing only residents access to the building.

How can I pay my rent?

The RENTCafé resident portal allows residents to easily, securely, and instantly: update their resident profiles, view their balance, make online payments and submit maintenance requests with photos and voice memos.

Are BBQs allowed on the balconies? Will there be common area BBQs?

BBQs are not allowed on the balconies. Residents will have access to a rooftop patio equipped with gas BBQs.

What are the common spaces available for tenants?

Gym, rooftop terrace with seating areas, BBQs, and grass space.

Are utilities included in the rent?

The building is submetered so residents pay for their usage of gas, Water, and HSydro.
